Does Housing Factory packages cover my approvals if needed?
Housing Factory assists its clients in the approval process through the Liasoning Professionals on boarded on its platform. We are not directly involved in the approval process but our partners ensure that the clients get a completely hassle free experience.
What are the quality checks performed during the construction?
Quality will be monitored by the Quality Controller, We have our very own QLASSIC Checklist with 270+ Quality Checks. You can refer to the Quality section of the website.
How do you guarantee hassle-free work?
The work is hassle-free because we maintain transparency at every level, starting from the procuring of material/s, payments to execution. Also, the same will be updated to the client/s on a regular basis. The Quality control team ensures that the quality is not compromised.
How do you commit on-time completion of project?
We issue project schedule of entire project and monthly schedules to track activity and the same will be monitored by our engineers . The client/s can also review the same.
How comfortable is your payment process?
Our payments are very unique. We don’t take payments in stages; we take payments on an actual work so that client does not worry whether they are paying more than the actual work done. We also give cash flow details as per the work.
How do we start?
First step would be to meet and understand the requirement and budget. Second, as per requirement, we will suggest design options till we get the final go-ahead from the client. Finally, the materials are decided and then the execution begins.
What are the designs provided to Customers?
We provide design related to the building – floor plan, elevation, electrical, plumbing, structure and furnishing based on the package you select.
Can Housing Factory help in getting electrical connection for constructions?
Housing Factory may assist you in obtaining required temporary electrical and water connections for provision of services at a cost.
How are the labourers and their stay managed?
Labourers and their stay are organized by Housing Factory. As per the stay, labour sheds are set up on the site or at the nearest available site.
Who will select materials and how will it get delivered at site?
The structure materials we use are from reputed brands and will be used once approved by clients. All the finish materials will be finalized in presence of the client and our Architect. Once finalized, delivery of the materials will be coordinated and updated to the client through images.
What is the criteria for selecting Labourer's Team?
The selection of Labourer’s involves a process and our experts make sure that only well-skilled labors are hired.
Do you have an in-house team?
Yes, we do have an in-house team of experienced Designers, Architects, Structural Engineer, Engineers, Site Supervisors and Quality Controller.
Who do we contact during work?
There will be a single point of contact i.e. the Relationship Manager or RM for any queries and updates to avoid the hassle of contacting multiple people for different issues.
How will the work force be assigned to a site?
There will be one Site Supervisor available at the site throughout the assignment. Quality Engineers will visit the site at regular intervals and Senior Engineers will be visiting the site twice a week. Designers and Architects will be visiting the site at the beginning of any new stage as well as per the site requirements.
Housing Factory conducts a series of background checks on the contractors before they are on boarded. These checks include document checks like the GST registrations, income tax filings, etc. Then physical verification of the projects that are under construction as well as completed by the contractor are verified by the team from Housing Factory. The contractors who meet the criteria are then trained on QLASSIC, our quality check & guidelines before they are allotted to any projects. Selected contractors are then monitored and rated through a continuous assessment system so that the best contractors are allotted more projects.
Approximately how long does it take to complete construction of one floor?
It takes about 5 months for the first floor and another 1.5 months for every floor beyond that. Duration also varies depending upon the built up area, location, design complexity etc.
Does Housing Factory provide loans as well?
Housing Factory assists the clients with the documentation part for the loan approval process. We have also partnered with a couple of banks and NBFCs for attractive interest rates.
Does the customer have to follow up the site regularly?
No, the client can enjoy a hassle-free process and visit the site only when required and for Plan Approvals.
How does the customer receive updates on the status of the site?
Our technically well-equipped team share updates with the Client on a daily basis with the help of images.
What type of Construction method do you follow?
We follow frame structure with plinth beam.
What is the excavation depth for foundation?
Normally the fixed depth is 5-6 feet, however the same is decided only after a thorough soil test.
How is the project delay handled?
The occurrence of projects delays are very rare, however we mention penalty clause in the agreement and we stand by it strictly.
How is the project delay handled, In case of upgradation?
Incase of Minor upgradtion like Tiles and small changes in walls during construction will not cause any delays. however Major upgradation like construction of extra Room or additional floor will result in 1-2months delays depending on the amount of work.

Package Queries
Is the compound wall included in the package?
Not all houses have a compound. Then, there are houses which require a compound wall on just two or three sides. By removing the compound wall from the package, we ensure that only the clients who opt for a compound wall, pay for it.
What happens if I want different brand of materials other than the one's in the packages?
Our packages are developed in a modular manner. Hence, any change in specification is as simple as add/remove from your shopping cart. Our technical consultants can give a demo on this.
Does Housing Factory Include the interior with the construction and provide the complete package?
There are separate packages for interior works if you wish to get the interiors done through Housing Factory. We have also collaborated with a couple of boutique designer firms for amazing interiors at competitive prices.
What if the prices of the materials increase when the project is ongoing. Would there be a price escalation?
The pricing of our contracts is frozen on a stamp paper. Hence, the prices remain stable in most of the scenarios. Only in exceptional situations where there is a sudden spike in prices due to external circumstances, the price variation is to be paid by the client. On the other hand, if there is a price drop, clients get a price reduction for the same.
What are the major factors on which house construction cost depends?
Construction cost of a house majorly depends upon the Super built-up area, Open area( ie Balcony, Utility), Brand and Quality of Construction material, and Interiors. Housing Factory provides various packages at different prices to suit your needs.
What is a super built-up area, built-up area, and carpet area?
Carpet Area is the total usable area inside the house that can be covered by Carpet. The carpet area excludes the balcony and other utility areas but does include the area covered by internal walls.
Built-up Area is the sum of carpet area plus the area covered by the balcony, terrace, and other utility as well.
The Super built-up area is the total sum of the built-up area and space occupied by common areas like lobby, staircase, elevator, shafts, clubhouse. This is often referred to as a saleable area.
